i want my money back

washington state. we are in a lease option and want to getout two weeks after we signed the papers the upstairs toilet flooded the downstairs bedroom then the next week it flooded and ruined the wallsand ceiling we just gave our one month notice we also gave 5000 dollars down for a non refundable deposit but in the lease we agreed to a 3 bed room 2 bath 2 weeks after it became a 2 bedroom 1 bath w no family room since it had to be used for our sons bedroom. can we get our deposit back and are we responsible for the damage caused? or any wiring updates that need to be done?
