I am sigining a commercial lease in San Antonio, Texas. In the lease the landlord wants to make me responsible for air and heating problems, electrical problems and plumbing problems. He said it is standard that the tenant to be responsible for a $100 deductible and then landlord will pay the rest. Does this sound normal?

No. If the landlord owns the HVAC, electrical and plumbing systems, why should the tenant pay for its repair.
