Joint Tenancy on deed with unknown location of person

What is the name of your state? CA
Situation: mother and son live in home owned and substantially paid for by mother. Mother (70+ yo) and her male partner at time are listed as joint tenants on the retistered deed. His whereabouts is unknown for the last 20+ years. Internet search did not provide a trace or clue for the male partner or his son of same name by another marriage/relationship.

How to get his name off? I was told by LACounty Registry-Reords to go to any COURT, but that is a bit vague.

Any help? Forms? Process?

Sounds like you will have to go to court and file a quiet title suit and, while you are at it, have the guy declared dead.

You have an uphill battle....
