land contracts


What is the name of your state? indiana
I have just purchased a home in Indiana on land contract. The contract nowhere says the home is purchased as is . The home has several promblems including plumbing. gas leeks and a leaking roof. Is there a law where he has to disclose the problems in the contract? I now fear we have purchased a money pit!!!

Did you ask about defects? The seller is required to disclose known defects if asked. I bet you had no lawyer or realty agent assisting you did you? Making the contract conditional on a professional inspection is always a good idea as well.

If you asked about known defects, and it can be shown that he intentionally omitted them, then you may have a course of action.
One can expect homes specifically stated As Is to have some problems (contracts are almost always As Is anyway except for some wiggle on the home inspection contingency).
