land frauds ?????

What is the name of your state? Florida

Hi all! My name is Hien I'm from Orlando Florida. We are very depressed now, and this is how.

Last Dec. we bought one acre lot lake front property. We went to the title Co. and whole nine yard. The person who sold us the land, he told us he got it from a quick claim deed. In Jan. 2003 we got the Deed and the property was recorded in Orange County under our name. We were all set and started to build a house on that lot. Up until last week the concrete walls was up and the construction was kicking. Suddenly last Friday we received a letter from a law firm said that the person who sold us the land may not have had appropriate legal title to the property when the transfer occurred to me.???????????
Please give us advise regarding to this matter. Any help would greatly be appreciated. Is there any hope that we can get the land in our name legaly? and are there any good real estate lawyer in Orlando Fl who you can recomend. Thank you very much for the help. Hien.

"Please give us advise regarding to this matter. Any help would greatly be appreciated."
*** At this point, since we have no knowledge of the legitimacy of their claim or not, we can't advise where you might stand. Your post said that you closed at a title company, so I would assume that you have title insurance on the purchase. If correct, I would suggest you contact them (in person or in writing) with a copy of the letter you have received.

"Is there any hope that we can get the land in our name legaly?"
*** Of course there is. If the other parties claim is not valid, then the title would be intact.

"and are there any good real estate lawyer in Orlando Fl who you can recomend."
*** You might try any of them at the following:

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

Hi! first of all thank you very much for your respond. This is where we stand.
I went on line and did some research about my land. It originally belongs to some person in Kuwait, according to the tax record, either him or someone has been paying tax on his land every year including the year of 2002.
We don't know who the letter from the law firm represent, but the information they gave us was " the person who transferred the property to you without the ownership of the property ". They told us to contact their office to dicuss the matter and they also has been working with my title insurance company to resolve these title issues.
Yes!, we bought the title insurance when we closed the deal.
Can you please explain to me: how can a person quick claim deed w/o the original owner knowlege?. Should the paper all clear thru the title company and county before they issue the deed in my name? When you said the other parties claim is not valid, can I ask what does the "valid" means in this situation? and now in the county record the land is in my name does that means anything?
Really appreciate your help. Sincerely Thanksss. Hien

"Do you think I have a case?"
*** Case of what?? At this point, you have only received a letter of a possible issue regarding the property. Contact the title company and get them involved. That is what your title insurance is for.

Thank you very much Jetx!
I think we worried more than we should because so far we had spent close to 70k to pay for the builder, and the house is already up (concrete walls). We only have 20k to cover from the title insurance. What if the originally owner want his land back?. Am I going to loose everything?. Sorry for all the dumb questions but we are very desparate to find out the answer, unfortunatly this is the Labor day weekend for that I could not call or do anything. Before I make some phone call I think by posting these questions and get some good advise I will have a good preparation to talk to my title insurance co.
