I have a 1/4 ownership on some california land. Can i sell my share if some or all of the other parties do not want to. How would I go about doing it and what is the best way to get a fair appraisal. Thank You, Del

Yes. You can sell your undivided 1/4 to anyone unless there is some restriction on the deed requiring everyone's permission. If there are, consult an attorney. I don't know how you get an appraisal - appraise the entire lot & divide by 4? Every owner has the right to use the entire lot -- including build a house on it! Of course, the other owners get to use the house for free.....

If you can't sell your 1/4 for what you think it's worth, you can sue to partition the property by sale. The court orders a sale & splits the proceeds.
