Land Trust Purchases

What is the name of your state (only U.S. law)? Massachusetts

1.) Can a non-profit Land Trust purchase land, develop it and sell it for the purpose of raising the necessary funds to then purchase other land for conservation purposes?

2.) Can a non-profit Land Trust purchase land and sell the natural resources found on the land (minerals, timber, etc) for the purpose of raising the necessary funds to then purchase other land for conservation purposes?
