What is the name of your state (only U.S. law)? Washington
We have a parcel that we have owned for over 20 years. In that time, we rented out a mobile home on that parcel. The renter used a small dirt driveway to access his mobile on our property. This access ran accross property that was owned by a family trust so we never bothered to put anything in writing.

Some time ago, there was a family dispute and now another member of the family is the trustee. This trustee has a legal firm that is not willing to write up an easement. This means my property would be landlocked and I would not be able to sell it. They say that the existing easement is sub-standard and not to code but its what we have used for years and all that is available. (The easement runs through a parcel that is so old that there are two houses on the same parcel. The easement is only about 15 ft wide and runs directly between the two homes with very little room between the home/entry and the road.)
We would like to sell the property but the law firm is a huge big name firm and we don't have the funds to fight this. Any ideas on how to pursuade them to provide an easement!?
Anxious to hear if anyone has any insight to WA law that would help us out!
