Landlord is trying to charge us.....


What is the name of your state? NM

We moved in our rental house in Aug of last year, with a year lease. When we started we asked if we would be able to break the lease if we found a house to buy. At the time he said it was okay and it would even be better if we would buy a house through him (our landlord/realtor--not owner of the house). We found and bought a house with no help from him and we moved in May 05. In our rental/lease agreement it states that we can break a lease if we give an adequate 30 day written notice. We gave this notice and actually turned in the keys 4 days early with new carpet and paint (out of our pocket), we also paid for the ENTIRE month of May, even though we were out on the 12th. He is now trying to get us to pay the rent out through August, as well as the advertising expenses and utilities since we moved out.
I am wondering if he even had a good case, since he told us today that he would be taking us to court if we didn't pay. ????
