just purchased home 10/2000 and seller stated new roof. city permit noted new roof permit was pulled, never finalized. the roof leaked the second day after coe. and has leaked until present 2/2001. two roofers have come to estimate repair and both state new roof is needed due to falty installation at a cost over $5,000 due to interior water damage. Do i go homeowners insurance or go after the selling agent and seller? was not covered in home warranty or home inspection. iam in california. home is over 30 years old.

Do both and go back to the roofing contractor and home inspector. Those 1 year American Home Shield type home warranties do not cover roofs.

A roof inspection consists of both an exterior from the roof inspection and an interior from the attic inspection. Check out the ASHI Standards of Practice http://www.ashi.com

How come the home inspector did not walk on the roof or inspect the roof from a ladder?
