**A: what type of lease is it ie. residential v. commercial and is the lease document going to be recorded on title to the property?

The lease would be for storage space rental in the garage of a private home.

My response:

Neither a notary or a witness is necessary to a valid contract. While it couldn't hurt, and could make things easier if you anticipate a "it's not my signature" defense in court, it's not necessary for the validity of a "bailment for hire contract".
