Question

Leased space/buying home issue


What is the name of your state (only U.S. law)? Oregon

I recently purchased a manufactured home in a trail park. I rent the space on a monthly basis. The home is financed through the same company that owns the park just under different LLC's. Part of my purchase agreement is I can not move the home for 5 years plus they have a ballon payment do on the 7th year.

Here's the problems. I was recently involved in a Domestic Violence situation in my home. Cops were called he went to jail and I have a restraining order. Since cops were called and they had complaints I was issued a notice to vacate if not fixed in 30days then on a 6 month propation there after. My ex is on the space lease but not on my purchasing of the home. They have clearly outlined that no more cops, loud commotions etc. I can prevent that I think since my ex will not be returning to the home.

Another issue during this is I have had to call the police on a few occassions to assit in the safety of my daughter who has a mental disablity and can become very viloent, loud and has issues with others in the park calling her names, hitting her etc. I currently have her in an inhouse program getting her help but it wont change the fact that she will continue to have issues and I may need to call the police for help.

They said I can not have any more activity. My family and I are so worried about every little noise or if we say or do anything will be evicted. We do not feel like we are in a home as we do not feel comfortable after all that has happened.

I guess my questions are:

Can I get out of the five year clause and move the home?
Can I get out completely and get my down payment back?
What am I to do when we need saftey help but am worried that we will keep getting eviciting notices?

What can we do besides lock my daughter in her house to keep her away from all the other kids that pick on her. The call her psycho, crazy, stupid, fat, four eyes etc. Three boys held her down hitting her and I called the cops. But since all the kids said she said things first that they didnt do anything. I dont care if she started it I can take care of that but it still gives them no right to have three boys hold down a girl and hit on her.

I dont have much money and not sure how much it would cost to get an attorney or if I should just walk away. I would then be homeless and would lose the money I put down. Any ideas?
