Liens in adjacent County question?


What is the name of your state? Texas

I am trying to buy a vacant lot next to my home. The owner has agreed to sell, but he has told me he has a Federal Tax lien against him. The value of the property is not worth having Title work/insurance done on it ($1500). The county the property resides in shows no liens against the property or judgements against him. The county he actually lives in does show a Federal Tax lien against his home and property. My question is would I be relatively safe in buying the property from him since the liens(s) have not been registered in the county where the property actually is?

**A: yes, as long as the money you pay the escrow co. goes to pay off the tax lien so you can get clear title.

Tax Lien adjacent County

I don't think you understand my post. The property I own is in County "A". He owns the lot adjacent to mine which is also in County "A". In County "A" I see no liens or judgements for him or his wife that are active. He lives in County "B" and there is an active judgement and liens in County "B" against him. My question is, since there are no liens or judgements registered in County "A" (where the property is) against him or property am I safe in buying the property?

I guess I either can't comprehend your response or have not made myself clear. Are you saying that a lien/judgement filed in one county against a piece of property has an effect on a different piece of property that resides in a different county? I guess I don't understand how judgements/liens work. Doesn't a lien have to be placed against a specific piece of property? It sounds like what you are saying is that if any property the guy owns has a lien against it no matter what county it is in somehow places some invisible lien against all properties he own... Like I said, maybe I just don't comprehend. What will happen if I go ahead and pay him the money and register the warranty deed with the County?
