Property was hit by lightning 3 days prior to closing. Seller is refusing to extend closing date, because property will be worth more money after repaired. lender will not fund home until home is habitable. Will insurance company transfer insurance proceeds to new owner should buyer obtain cash to close? Is the contract DEAD if seller refuses to extend closing date?
This is Wisconsin

**A: this is a highly enlightening post. Also too complicated to answer on an internet website site.
