Liquidity of Assets in Trust?

What is the name of your state (only U.S. law)? WA

For purposes of advancing and consummating a real estate transaction, what legal value, if any, resides in the value of assets in the trust of an 89-year old parent? Can one seek to borrow money on the basis of presenting legal documents stating that the three descendants share equally the assets totaling a million dollars?
