LMR not paid for 9 months threatening eviction now?

My husband and two kids moved in Jan. 2000 to a rathole apartment, to save money for a house down payment. We have had nothing but problems with it. They never cleaned it out from the last tenants and we made arrangements with the manager to pay half the LMR at the lease signing and the other half when they finished the numerous repairs that were needed. He has since been terminated and now nine months into our one year lease the new management wants to evict us if we don't pay in 48 hours. We have paid our rent every month since we got here including the security and half of the LMR, can they do this?

Do you have a written lease agreement and is there any provision that L cleans and repairs etc. Depending on the State that you live in there are various options available to you to fight the eviction as long as you can pay all the rent due if the repairs and cleaning are completed. Sounds like even if the repairs were completed, you would not have all the money to pay the rent current.
