Have oral agreement with mom and have been paying her for 5 years for a lot and mobile home. No deed of trust or any legal papers, all in her name. What would happen if she were to die or remarry with no will and property still in her name. Need advice as to what to do.

**A: you are just a tenant so get the paperwork done so you can be the legal owner.
