Just bought a house yesterday. There were many things left in house by previous owners. Agent was told anything left after act of sale was forfeited. After the Act of Sale and verbally, previous owners asked if they could come get things out of the house that were left behind. I agreed conditionally. I said that they had to remove All that had been left (including the reams of garbage) or nothing. They had to carry everything off of the property -not carry it to the curb in front of my house. Everything had to be completed by 1pm. I told them explicitly that after 1:00 I wanted never to hear of it again. They arrived at 10am and began removing some things that I had placed outside for them. About 15 minutes later I see them carrying things to the curb. I walked out and asked them to remember the conditions. The 3 of them immediately got belligerent and I asked that they abide or please leave. All or nothing. They called the police on me and stated that I had stolen property. The police eventually escorted them off of my property. They threatened to go next to the Justice of the Peace. What are my rights. Who owns the stuff.

The Act of Sale sounds like a chapter in a play. The former owners should have removed the stuff during foreplay. Once the official Act was completed, that's it. No coming or going. The stuff belongs to you as the new owner, garbage included.
