What is the name of your state? North Carolina

I live in North Carolina, but my question probably relates to all states.

I would like to partner with a national mortgage company or a network of smaller mortgage companies to provide my clients an integrated mortgage solution, and I would like to collect a referral fee (.25%) from the mortgage company. Is this legal?

If not, how do sites like lendingtree.com make money?
