The seller of the home we bought did not disclose that there was an 8-foot diameter hand-dug well on the property. It is well-hidden and covered with rotting logs and carpet and we only found it after my son and his friends were horsing around on it.

There is a trailer on our property under life estate (the parents of the seller live there). The people who live in the trailer are using the well.

Who legally has to cover the well? Do I have to hire a lawyer or is there a way to do it without lawyer fees? If I do have to hire a lawyer, will I be able to recover the lawyer fees?
