North Carolina HOA Common Property usage disclosure

I live in a subdivision currently under development. Our lot backs up to a large common area owned by the HOA. (HOA currently is the developers). We asked the real estate agent representing the developer what would be done with this common area. We were told that it would be an undeveloped playfield. (All buyers of similar properties were told the same thing.) Now the developer and other homeowners who do not adjoin the common area, would like to turn this into a formal recreation area with a soccer field and a baseball field. We and our neighbors believe that such changes to the playfield will significantly decrease the value of our property. The rendering of this area in the Sales Office shows a little girl flying a kite in an empty field not soccer fields and baseball fields. Was the developer/sales agent required to disclose to us that this field may be developed? Do they have to honor their verbal description of the playfield as being undeveloped? What must we do to ensure that no development takes place now or in the future?

The developer should have disclosed this info if it was true. They do not have to honor a verbal anything. You may protest the development and even file legal action to restrain.
