Patio encroaches on easement

What is the name of your state? Colorado

We're selling our house. As we anticipated, the buyer had a survey done on our property. What the survey came back with, however, shocked us! It says that one corner of a brick patio that we put on the back of our house encroaches on the 15 easement at the back of the property by about 3 sq ft. What does that mean? Do we have to tear up the patio?

**A: please clarify what this easement is for and who is it in favor of?
Are you sure that the patio is not encroaching into the 15 foot yard setback based on the zoning ordinances instead?
Did you get a building permit for the patio and is it built in accordance with applicable building and zoning codes?
