Virginia: We want to pay cash for a house that the owner is selling without a real estate agent. What steps do we need to take to make everything legal? Do we have to use an attorney or can this be done by ourselfs?

Cash or mortgage financing, you still should use the services of an attorney.
And those that are using a Realtor, still have an attorney review the contract.
