Personal Property Stored at My House


What is the name of your state? Indiana

Over 4 months ago, I agreed to allow a friend to temporarily store some personal property (furniture, clothing, etc) in my garage (attached to the home I own). Although I have repeatedly let him know that his property has overstayed its welcome and issued deadlines when it needs to be out, he has refused to remove his property. He has also abused the privilege of having a key to the house and lets himself in and out at will without any notice.

Question 1: Am I within my rights to change the locks on my home so that he cannot access it?

Question 2: What procedure do I need to follow in order to be able to legally remove his property from my home (preferably as soon as possible)? (Do I have the right to move it elsewhere - for instance, outside into the back yard? Or can I donate it to charity or throw items away?)

MY RESPONSE: Sure, it's your house isn't it? And, besides, he's not a tenant, is he?

MY RESPONSE: Write him a Certified Return Receipt letter giving him 30 days to make arrangements and to remove his belongings. Otherwise, you'll be taking charge of his things and getting rid of them.
