My Mother lives in Florida with her boyfriend in. He owns the home in his name only. He is 80 and is getting on and deteriorating health. Is there a procedure to leave her the home while she is alive and then title pass on to his son?

Yes there are several ways. One way is for him to deed the property to his son then record a life estate for her. She will have all rights to the property and upon her passing, the estate interest would be terminated and the property would revert back to his son.
