Property lines


What is the name of your state? Texas. Yes. I live in McGregor, Texas. A few years ago a person that lives two houses down decided that his property was surveyed wrong by the city. He had his property resurveyed and it was concluded that his property ran over my neighbor's yard by 3 feet. My neighbor didn't fight the situation even after his neighbor told him what he was going to do. So the end result would be that all of our yards overlap each other's by 3 feet going by the domino effect. The problem is is that the man who started the resurveying lives in the middle of the neighborhood. We'ved live here 34 years and bought the property as is not knowing about the whole neighborhood possibly being surveyed wrong by the city. What happens if someday my neighbor was to tell me that he wanted to claim his three feet into my yard. Then I would have to tell my neighbor on the other side of me that I want my 3 feet into his yard. What are my rights and also do I have to give up my 3 feet if my neighbor ever wanted his share of his overlap. And also who pays for the resurveying and other expenses if this happens one day. Can I fight this if it was to arrise? Can somebody just come to us and say that his property runs over into ours after all these years living in peace. Also, there's a tool shed, chain-link fence, trees, bushes and other odds and ends either on the property line, less than or 3 feet from the property line. Thank you.

I learned this from HG & other posters > YOU should arrange for a boundry survey of your own to show you where your lot lines are then mark them with magnets buried into the ground and something on top maybe like nice size rock . Your neighbor can tell you he owns a piece of the moon but until you see the paperwork showing it would you believe him ? after all these years having a current survey and marking it this time you can settle any doubts you have . As far as the rest of your post many many of those same things are covered in past postings take a bit of time and search this sites past post using the word Easement Youll get tons of postings to research . and when all is said and done and if you learn that the nieghbor was totally incorrect then I suggest you use the links up top and locate a Attorney who specializes in real estate laws to help you with any new problem that comes up from your boundry survey , If it shows the nbr to be wrong .
