I have a contract to close on a property that is zoned residential. However, I was told that it could be used for office space as long as it was not retail. The protective covenant states that the lot shall only be used for "residential purposes." I have a clause in the contract with special provisions which states that the property must be properly zoned for office use and there must be no deed restrictions on the property. Is there any correlation between the deed restriction and the protective covenant?
