Putting someone on my Deed?


i am an individual. i live in california and own a home in los angeles county. for my own reasons i wish to put another person who i am not married to on the deed to my properity.
i am not selling it to them but am giving them half ownership in my home. how do i do this? how do i get them on the deed? do i use a grant deed? or a quick clam deed? where do i get the correct forms to do this? Thanks, fnb2

Deed


Well all you have to do is go to your town hall and add this person to your deed as a joint tenant which means that he will have half interest in the property. you can also add rights of survivorship which means in the case of your death or the other persons death the survivor will automatically inherit the deceased persons half interest making them the full owner. this is good in cases of the elderly because if your on medicare and have to go into a nursing home upon your death they will make a claim on your estate and force family members to sell the home and pay the state back for your medical costs. with joint tenency with rights of survivorship they have no claim on the property.
