Qiut Claim Deed ValidityWhat is the name of your state? Florida Hello, I am in the process of verifying the validity of a quit claim deed. Myself and another party are on the deed. The other party filled out the quit claim deed and had it notarized. The address of the legal property and names are all correct. My question is this: There is a section on the quit claim deed titled, " signed, sealed and delivered in the presence of:" The next line is a signature line, titled: " Witness Signature (as first Grantor)" Does this witness signature area need to be filled out? The other question I have is what do I do with it once the quit claim deed is filled out correctly.. I have to register it somewhere?? If I am unclear on anything please let me know & I'll get the info to you. Thank you for your time in answering this question, I appreciate it! Last edited by Odfamous; 08-17-2007 at 01:47 PM. | a deed is typically registered with the county registrar of deeds in whatever county the property is within. this a the result of a quick search. Quote:
http://www.broward.org/records/cri00500.htm I have not looked but some states are very specific as to how a deed is written, sometimes to the size of paper it must be on. I have not seen such requiremnts for Fla oin my search as of yet. Matbe another will be more familiar with Florida requirements.
