What is the name of your state (only U.S. law)? North Carolina
I want to give some property to my son without his knowledge and retain lifetime rights.. What is involved? Will I need to hire an attorney?

You cannot make a gift without acceptance. You cannot have acceptance without knowledge. Your plan is not legally possible.

You could make a trust that holds the property and has your son as the beneficiary. As long as the trust is revocable, he would not have to be notified.

What is your goal here?
