Question about sex offender as a neighbor

What is the name of your state? Ohio

I recently purchased my first home and after 3 weeks of living there, I was informed by someone in the neighborhood that my next door neighbor is a 3 time sex offender. This information was not disclosed to me before I purchased the home. I am a single mom with two small daughters and am terrified to go home. Is there any legal action that I can take?

You can sell and move.....

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

This falls on you as the buyer. You could have simply logged onto Megans Law and did a search of the neighborhood.

>Of what? What specific crimes? A 18yr old having relations with a 16yr old can be a "convicted sex offender" and quite different from multiple charges of molesting a 4yr old.

Before overreacting, you might want to get the actual charges and nature of the offenses that landed him on the Registry, then act accordingly. You have no legal recourse against anyone, as already stated.

First did you receive a disclosure form from the seller? If so, and it was not listed that you had a pervert living next door, you'd have to prove that the seller knew it I would think before you had any recourse against him. If that doesn't work, contact the local authorities and make sure he's registered, and if so, plaster the neighborhood with flyers and put the heat on him to move instead of you.
Good Luck and be careful.

Umm, this is not something that has to be disclosed. Second, you are advising something not legal.

Paradise is correct. It is completely up to you, the buyer to check into that sort of thing and the seller has NO obligation to disclose. The only thing you can do is sell and move and watch your daughters like a hawk in the meantime.

Also, you need to watch out for all the other sex offenders/predators who live around you who haven't been caught yet.

Do NOT follow that stupid and illegal 'advice'. You will be opening yourself up to a lawsuit.
Oh, and guess what... disclosure has nothing to do with this. But then, if you had a single second of legal education, knowledge or experience, you would have known that.

> And how, exactly, does one watch out for "sex offenders whom haven't been caught yet?"

So, If my 18yr old neighbor is involved with a 16yo girl at school, Do I need to keep my eyes glued for my safety, since he hasn't been caught "yet", put through the system, and then labeled for life? Get real!

Wow, you're really hung up on the 18 year old boy and 16 year old girl thing.
Sounds like that would be dating - a consensual activity.

Sorry, but WRONG AGAIN!!!!
There is NOTHING illegal (sex or otherwise) about an 18 year old being "involved with a 16yo girl". The age of consensual sex in Ohio (the OP's state) is 16.

Don't you get tired of being wrong all the time??

>It is not 16 in ALL states and response was not state-specific - try re-reading once again to whom I was replying to! Replace 16yo, with 15 or 14, irrelevant. The entire POINT of the reply comment was that there are convicted sex offenders on registries for simply having mutual/dating sexual relations under the age of consent and is an entirely different matter than a pedophile or violent predator, whom also share the same sex offender registries with their mug shot... you obviously didn't grab the jest of the reply to a poster, who stated to "watch out for all the other sex offenders/predators who live around you who haven't been caught yet"
