I am the owner of 50 acres of farm land in which my grandmother holds a life estate interest. She receives all income from the acreage as well as pays the real estate taxes.

I am going to convey the property to a third party subject to her life estate interest. She will still receive all income from the property until her death even with the new owner having title.

My question is do I have to notify her of the change in title even though it will not affect her in any way? She is 84 and very easily confused and I don't think I will be able to make her understand the transfer. I don't want to upset her if it is avoidable.

I live in Illinois.

Thank you for your help.
