Quick Deed and credit reports

What is the name of your state? Georgia

I have two properties that I would like to quick deed both to a person who wants to help me so I won't negative marks on my credit reportm but if he goes through a bad time and and cannot pay will I still be responsible and will it still reflect on my credit?
