What is the name of your state? CALIFORNIA

When we bought our home, we didnt know that there were 2 owners of the property. Apparently, the other owner signed a quit claim and it was notarized but it was never recorded or registered. I'm not sure how they were able to transfer the property to our name. Do we have any legal liability on this? Can the other owner who signed a quit claim on the property come back to us and tell us that we illegally bought the house? Is there any way that the other owner forged her signature and have it notarized? If so, are we liable for that?

Did you close using an escrow and title company?
Where is your title insurance policy? Does your title report have one or two names listed as Seller? Who signed the deed to you.....?

QUIT CLAIM response

We used an escrow company and a title company as well. There was only one seller listed on the title ins. policy which was the owner that we knew. Everything has supposedly been taken cared of by our real estate agent, an escrow company and the title company. We even just got the refund check from our escrow company, and all the paper works proving it already had been recorded and transferred on our names.

Ok, then why bring up this so called second owner when you have no proof that this person was on title to the property at the time you closed?
