Quit Claim Deed


What is the name of your state? Colorado

i had property deeded over to me and my spouse and I had my son's name who is 20 months old put on the deed . my spouse and i have since split and he has deeded the property over to me. due to financial problems i need to sell the property. i am told that i can not sell the property until my son is 18. what can i do to get my sons name off of the property? I was not aware that it wasn't a good idea to put someone's name on property that is under 18. I am financially strapped and can't afford a lawyer. please help.

**A: you need an attorney to complete the requisite paperwork appointing someone to sign for your minor son. This is a complex matter.
