quit claim deed & gift tax

What is the name of your state? Michigan

My father quit claimed his cottage to me his daughter and to my cousin. Now I want my cousin to quit claim the cottage to me and my husband. He says he wants his lawyer to take care of it so he isn't charged a gift tax. So that I would have to pay it. My father wasn't charged a gift tax in 1994. Is this true.
