Quitclaim deed and a 2nd note

What is the name of your state? Maryland
I am buying a business and the private finance person drew up a note to put on my house. I have read it carefully and signed it to be recorded with the county. Also he asked about having a quitclaim deed done to add his name to the deed of trust. Now I don't think I need to do that since my 1st mortage company is not on my deed so why would I need to do this with the 2nd. Is the quitclaim deed necessary?

Please help.

Do not sign a quit claim deed.

A deed of trust is different than a warranty deed or quit claim deed. It should stand by itself. Something odd is going on.
