And what has your agent said when you contacted him/her and asked what they have done... and if not much, why not??

Someone jumped through hoops to find out who owned the building and wants to look at it. Do I have any recourse of getting out of this agreement since the real estate agent has done nothing to sell my building?

Do you have a chance?? Of course you do. Heck, a meteor might fall on the entire realty office and destroy copies of all their contracts.
Do you have a REAL chance?? No likely. Read the contract to see what conditions might be included to terminate... but far more likely there is no 'escape clause'.

I don't see why I should pay him 6% when he hasn't done a thing.

The reason you would have to pay is called a 'contract'.
