Real Estate transfer Quickclaim vs. Grant DeedWhat is the name of your state? California My Sister and I were granted my parents property years ago. I now would like to give it to her. Of course as a gift, no money will exchange hands. What is the difference between a Quickclaim Deed and a Grant Deed Which one should I file, and is there any other papers you have to fill out with either of these? Ms G |

| A grant deed is a promise that the person transfering the property actually owns the title and that it is unencumbered with the exceptions that might be described in the deed. Quit claim deed transfers that persons interest in a particular property. The deed does not guarantee anything about what is being transferred. Pay a local Atty a couple of hundred dollars to make sure it is done properly or you can call the title company in your area and ask them the procedure for you particular area. |
