In California, what are the legal duties of a seller's real estate agent in terms of disclosure about the buyer? Specifically, if the buyer has a past history of being sued and suing everyone else, does the seller's agent have a duty to find out about this past? Does the seller's agent have a duty to disclose this information to the buyer?

**A: no, the real estate agent need not be like an FBI agent or investigator. But if the agent was aware of the info, the agent had a duty to disclose the info to the client Seller, to protect the client.

Does the seller's agent have a duty to disclose this information to the buyer?
**A: no. And if the info were in fact true, why would the agent need to disclose it to the Buyer. It would already be presumed that the Buyer is aware of his/her own dealings and courtroom drama activity.
