Realestate disclosure.


I bought a house from a FSBO(no agent) in April 2004. The disclosure did not state anything about exstensive jet noise, motorcycle park noise, broken seals on windows, faulty roof or a well pump that failed at 1 1/2 years. I did my own home inspection and did not discover any of the above. Do I have any recourse or is it to late since it is over two years? Or did I do my own inspection and forfeit any future claims? This is in Alaska. Thanks.

I did my own home inspection and did not discover any of the above.

Then you got what you paid for an unprofessional inspection of the property by one who is qualified. Forget the noise issues and the pump no case there and doubtful the roof is something you can sue for either.

Your own inspection did not find these things?

There would be no way a seller could disclose that a well pump would fail 1 1/2 years into the future
