What is the name of your state? Florida Recently bought an RV& lot in a retirement 55 owned park in Fla. The seller is sending me a quit claim deed made out to my wife as requested by me, but she is in Mexico, visiting family and won't be returning to Fla. Can I take the quit claim deed to the court house and register the property in her name without her being here?What is the name of your state?

Why a quit claim? I quit claim makes no representations as to the interest conveyed. I'd want a warranty deed. Certainly you should investigate owner's title insurance.

No you need her signature unless you have POA. The best bet is just have the seller grant it to you in your name. When she comes back you file another deed reflecting her interest.
