Removing a child from a deed

What is the name of your state?i am in PA. a friend, also in PA, is the only person listed on the mortgage, but, both of his children are on the deed. the one child, who is also the only one living in the house, is supposed to pay the taxes. she has not and they are quite far behind. is there any way to remove her from the deed?
