removing ex from the house & deed???

i was awarded the house in the divorce (default judgement) the ex is still there & has 30 days to leave. (he is refusing to leave) per the FRO he also had to pay the mortage & hasn't since april.

how do i get him to move?

and how do i get his name removed from the deed?

to make matters worse, we filed chapter 7 in 2000 & i will have a hard time refinancing. a family member has offered to pay off my mortage (i will then pay him back), but doesn't the x have to sign the deed or sale?? (which he won't)

anyone have any info to help?? oh yeah.. i am in NJ of that makes a difference..
