California. I am preparing a 5 year lease for my tenant. There is to be a rent increase escalation clause for each year 3-5. Legally, how much can I increase the rent percentage-wise?

If there is no rent control, you can charge any amount.
Personally, for my good tenants I generally charge 5-10% under market to keep them. Keep in mind though that if the rental market bottoms out, be ready to drop the rent to market rental value even if you have a signed lease.
