What is the name of your state? MI

I am seriously considering renting a vacant gas station, and remodeling it to use as a retail/office site. The tanks have already been pulled, but there is some toxic environmental monitoring and cleanup remaining.

If I rent the building now am I opening myself up to become a party in litigation - even though I did not produce the problem originally?
