I am the trustee of my son's trust. I am releasing money from the trust in order for my son to purchase a house. The deed will be in his name. Is there a way that I can put restrictions on the deed so that he can not take out a loan or encumber the house in any way?

Is the money from the Trust paying for the home in full or providing a down payment? Can the Trust purchase the house?

Is the Trust from an inheritance, or an injury settlement, or some other source? How old is your son? Is he mentally competent?
