returning timeshare using quitclaim deed

What is the name of your state? california
I want to get rid of my timeshare that i am not using, and unable to sell it. I came across a website that told me I can return the timeshare to the resort using quitclaim deed. I still owe alot on my timeshare. I want to know if this is legal and will this affect my credit?
