What is the name of your state (only U.S. law)? Ohio
how do I make a room mate contract that specifies how much will be paid by each roommate for rent, utilities, food and what other responsidbilities like having company over, cleaning, loudness of music, smoking, drinking and etc,
what can I do if room mate breaks these clauses, can I have her evicted

Who are you in this? Are you the owner of the property? Some of those things will not be enforceable necessarily. Why do you want to micromanage your roommate?

I own the house, I am 70 years old and I need money to be able to stay in my house, so I thought a room mate would help pay for this, I cant take loud noise and I go to bed by 10 PM at night and I hardly ever have any company and I like it quiet and orderly I just wondered how I could get a nice quiet room mate that would not cause any trouble

Because very few houses are designed with separate living quarters perfect for a tenant, you should expect that any roommate you lease to, who helps share with you the expenses of the house (electricity, water, rent), will also be sharing the house with you (the kitchen, the living areas, the laundry facilities, the yard). If you have not lived with anyone in awhile, the addition of a roommate can be quite an adjustment.

That said, having a roommate is a good way to produce an income that can help you remain in your home, if you have explored other options and the roommate option makes the most sense for you.

I recommend you sit down with an area "aging specialist" who can work with you to help locate a suitable roommate. Legal aid is available through the link I provided and you could find assistance there in drafting a lease for your roommate that can spell out rules (e.g., no smoking, no pets) and can allow for legal ways for you to terminate the lease if your tenant is not all that you hoped s/he would be.

:eek: I sincerely apologize: I assumed you were young and being silly, which was stupid of me. Your problem is real and deserved a much better answer. Please do follow Quincy's fine advice.
