Section 8 policies

What is the name of your state? Illinois

Hi there, I am about to buy an investment property.
First level is empty, second level is occupied for another year with a section 8 tenant (incl. family). I am totally new to this subject. What do I need to watch out for when trying to rent out to section 8 tenants? Where do I look for policies? Do I need a certificate, be registered, what is different to usual-non section 8- tenants, etc.
Looking forward to your answers. THANK YOU!

**A: first find out what type of Section 8 it is; ie. city or state. Then call their office and ask the questions. Some things that come to mind is the Section 8 office is strict with inspections, they do not agree to less than a year lease and the approved rental amount is usually less than market rental value in some areas.
